Faced with significant development pressures, legacy zoning and a lack of tools to appropriately guide and manage growth, the City of Sandy Springs retained RHI to lead an ambitious citywide effort to develop a new set of planning and regulatory tools: a citywide comprehensive plan, four small area plans for key growth areas, and a new development code to align with and implement the planning vision. Branded as a citywide dialogue called ‘The Next Ten’, to celebrate the city’s second decade as an incorporated city, the robust and transparent planning process utilized a variety of digital, traditional and non-traditional approaches to engage a broad cross-section of the community. Following the community’s guidance, the Comprehensive Plan envisions preserving and protecting two-thirds of the city—residential neighborhoods, green space and natural resource areas—while directing compact, mixed-use development and multimodal transportation improvements to select growth areas.
